A lien bond guarantees the payment of the debt to the creditor. This will be insurance in case you lose the lawsuit. Posting this type of bond will allow you to discharge the lien from your property. You can then transfer it straight to the bond.
Doing so will allow you to clear the title of your property. After doing so, you will be able to sell or refinance it. You can legally do so without having to pay off the debt in advance.
